Bollore Logistic Pte Ltd - Development Advisory

Edward was appointed by Bollore Logistic Pte Ltd as a Development Advisory and successfully delivered the new Bollore Blue Hub building in Singapore. The 8-storey, 50,000 sqm building is a brand new, state-of-the-art, sustainable, and automated logistics hub, which will serve as Bollore Logistic's flagship building in South East Asia.
 

Edward is engaged as a Bollore development advisory, overseeing the design, procurement, and construction processes, guiding the development from initial conception to building completion. His responsibilities include procuring the consultant team and contracts, serving as the contract administrator, ensuring quality assurance, and managing the program to ensure the new facility is completed in line with the client's time, cost, and quality requirements.
 

Additionally, Edward is responsible for managing the client's installation of a range of complex warehouse automation systems, which will be installed prior to the issuance of the Temporary Occupation Permit (TOP).

Project Lion – Alps Ave, Singapore

Client: DB Schenker

Due to an outstanding track record and an excellent relationship established through previous work with Schenker, Edward was honored to be engaged as a Development Advisory for the Schenker Alps Ave project.
 

The new seven-storey ramp-up warehouse development comprises five floors of ASRS warehouse, two mezzanine floors of ancillary offices, and a basement car park.
 

Edward has been appointed as the Lead Project Manager, responsible for overseeing all aspects of the project from the initial tender to completion and handover. His scope of work includes contractor procurement, serving as the contract administrator, ensuring quality assurance, and managing the program to meet the client's time, cost, and quality requirements.

Edward has been appointed as the client representative and development advisor for the 65,000 sqm, 5-level ramp-up warehouse, with a construction budget of S$70M.
 

Schenker’s business involves time sensitive logistic support to high end clients and as such the needed to be delivered on time and to a certain quality in order for Schenker to provide seamless services to their client. 
 

Edward takes pride in having surpassed the client's stringent requirements and successfully delivered the project on time and below budget. As a result of this achievement, he has been engaged for future significant projects by Schenker, starting from 2017.

Client: AIMS AMP Capital Industrial REIT

This project involved the design and construction of a built to suit production/headquarters facility for an industrial REIT in Singapore. The facility was pre-leased to Beyonics Singapore and the project involved an integrated tenant fit-out including stamping machines, plastic injection, high hazard warehouse, office and admin areas.

XCL - Building Condition Audit

Due Diligence Check and Building Condition Audit

Client: Bright Scholar Education

EPMS to conduct the Building Condition Audit of GEMS World Academy (Currently as XCL World Academy (XWA)), plan for the next 10 years Capital and Operational Expenditure and review the current FM Operations.

 

The building condition survey will focus on the major building infrastructure systems such as the ACMV System, Electrical System, Plumbing and Sanitary System, Fire Protection System, Lift System, Architectural System. Items such as furniture, teaching facilities and any other ancillary equipment such as fire extinguishers, smoke detectors are not included in the condition survey report. 

The scope of Building Condition Audit and 10-Years Capital Expenditure and Operational cost review will include the following scopes:

  • To conduct visual on-site inspections, to evaluate the physical condition of critical assets pertaining to Mechanical, Electrical, Fire Protection System, Plumbing and Sanitary and Lift Systems and to recommend improvements to the existing systems and installations.

  • To submit a report recording the findings, highlighting any deficiencies, technical or maintenance defects and recommending the appropriate rectifications required. 

  • To provide an estimated cost for rectification/remedial works, and the estimated remaining equipment lifespan in the report.

  • To provide a 10-year capital expenditure plan for major systems.

  • To review the current FM operations and suggest improvements (if any)

8 Robinson Road Asset Enhancement Initiatives Works

Client: Kiri Capital

EPMS engaged as client representative and development advisor to 16 storey commercial office building located just steps from Singapore’s central downtown MRT interchange station - Raffles Place, this prime 999-year leasehold office property has been owned and managed by KIRI and affiliates.

 

Facing the need to undertake significant repair and maintenance works to replace aging building systems, Opportunity identified to dramatically reconfigure the building façade, interior and rooftop areas of the building, in order to deliver a 5% increase in net lettable area while ‘greening’ the building, enhancing energy efficiency, and executing unique “post-COVID” building safety features (including tenant controlled mixed-mode air conditioning and naturally ventilated restrooms and common corridors). 

 

EPMS provide a “one stop shop service” from strategic development advice to project / construction management services in reposition the building to ensure it can continue to attract good covenant tenants over the coming 10 years (either a ‘financial’ niche, including family office, small financial/asset management firms, foreign bank representative offices, corporate service firms, etc., or other similar MNC/corporate niche, where occupiers prefer an extremely central location but are also seeking to maximize value: 

  • Common area rebranding and refurbishment;

  • On-floor refurbishment to include new WCs and plant;

  • On-floor finish with canteen, flooring and test-fit for office layouts for target niche firms;
